What's covered in a pool and spa inspection
Pools and spas have their own mechanical systems, safety requirements, and wear patterns. A standard home inspection doesn't cover pool equipment in depth; a dedicated pool inspection does.
- Pump and motor condition and operation
- Filter system; type, condition, performance
- Heater operation and condition (if present)
- Pool shell and surface; cracks, spalling, delamination
- Coping, decking, and drainage around the pool
- Plumbing connections and visible piping
- Electrical components; bonding, GFCI protection
- Safety barriers and gate latches (per code)

Pool inspection questions
Can I add a pool inspection to my regular home inspection?
Yes; and that's the most common approach. When you request your quote, select the pool/spa add-on or mention it in the notes. We'll schedule both on the same visit.
Does the pool need to be filled and running?
Yes. We need the pool operational to test the equipment. Make sure the pool is full, the equipment is powered, and any automation systems are accessible during the inspection.
