Two types of new construction inspections
Depending on where you are in the building process, we offer two distinct inspection types. Many buyers do both for maximum protection.
Pre-Drywall Inspection
Done after framing, electrical, plumbing, and HVAC rough-in; but before the walls are closed. This is the only time you can visually inspect what's inside the walls. Defects found here are far cheaper and easier to fix than after drywall is installed.
Final Walk-Through Inspection
Done just before closing, when the home is complete. We inspect all systems and finishes; roof, foundation, HVAC, electrical, plumbing, grading; and document anything that needs to be addressed before you take ownership.
11-Month Warranty Inspection
Done before your 1-year builder warranty expires. After months of use and seasonal weather changes, new issues often emerge. This inspection documents everything while the builder is still on the hook. Learn more →

Why new construction inspections matter more in Anna right now
Anna, Texas has been one of the fastest-growing cities in North Collin County for several years. New subdivisions continue to expand across the area, with multiple builders working simultaneously in tight timelines. When construction moves fast, quality control suffers. We regularly find issues in brand-new homes that builders miss; not out of negligence, but because the pace of construction in this market is relentless.
A new construction inspection is not an insult to your builder; it's standard practice for informed buyers. Most builders expect it. The goal is to make sure your new home is exactly what you paid for before money changes hands.
New construction inspection questions
Will my builder allow a third-party inspector?
Yes. In Texas, you have the right to hire a licensed inspector at any stage of construction. Most reputable builders welcome it. If a builder resists, that itself is a red flag worth noting.
What's the best time to schedule a pre-drywall inspection?
Right after the framing, electrical, plumbing, and HVAC rough-in are complete; before the insulation is blown in and drywall is hung. Coordinate with your builder's superintendent to get the right window. We can work quickly once you have a date.
Can I do just a final inspection and skip the pre-drywall?
Yes. A final inspection alone is valuable. But if your budget allows, a pre-drywall inspection catches issues that are completely invisible once walls are closed; and those repairs are far less expensive at that stage.
Do you serve cities outside Anna for new construction?
