Your builder warranty expires at 12 months.
Don't let it run out quietly.

What is an 11-month warranty inspection?
When you purchase a new construction home in Anna, Melissa, Van Alstyne, or anywhere in North Collin County, your builder typically provides a one-year workmanship warranty. This warranty covers defects in materials and construction, but once it expires, any repair costs fall entirely on you.
An 11-month warranty inspection is a full professional inspection of your home performed before that warranty window closes. We document every defect, from minor cosmetic issues to structural and mechanical concerns, and give you a detailed photo report you can hand directly to your builder's warranty department.
Timing matters: Most builder warranty claims need to be submitted in writing before the 12-month mark. Schedule your 11-month inspection at least 2-3 weeks before your anniversary date so you have time to submit claims properly.
Common issues found in new Anna-area homes at 11 months
New construction doesn't mean defect-free. After 11 months of use and seasonal changes, issues that weren't visible at closing often become apparent:
- Foundation settling, cracks in drywall, sticking doors, uneven floors
- Roof flashing gaps and improper sealing around penetrations
- Grading and drainage problems causing water to pool near the foundation
- HVAC performance issues, improper airflow, poorly sealed ducts
- Plumbing leaks under sinks or at connections behind walls
- Attic ventilation deficiencies leading to moisture buildup
- Missing or improper caulking at windows, doors, and exterior trim
- Electrical issues, improper GFCI placement, missing covers
- Interior trim gaps, nail pops, and paint separation from settling

11-month warranty inspection questions
When exactly should I schedule an 11-month inspection?
Schedule it around your 10th or 11th month after closing, no later. You want enough time to receive the report, review it, and submit warranty claims in writing before your 12-month anniversary. We recommend scheduling at least 2-3 weeks before your anniversary date.
Does my builder have to fix everything on the report?
Not necessarily, that depends on your specific warranty agreement. But having a professional inspection report with photos is far more compelling to a builder's warranty department than a verbal complaint. It also creates a paper trail if you need to escalate.
My home looks fine. Is an 11-month inspection still worth it?
Yes. Many of the most significant warranty issues, attic ventilation problems, grading and drainage deficiencies, HVAC issues, and early foundation settling, aren't visible to the average homeowner. An inspector knows where to look and what to look for.
